We believe our approach of clearly laying out the strategy of preplanning and the fundamental steps to be followed serves as a client road map for understanding the relocation process. It establishes the basis of the relationship, the responsibilities of the parties, the ultimate goal and the necessity to work together with a team approach.
For many firms, the real estate decision is very difficult. It is fraught with confusion, economic uncertainty and a lack of a methodical, rational approach. Implementing a comprehensive plan, on the other hand, can establish a favorable economic and operational impact on the firm’s long term goals with minimal disruption to upper management or company ownership.
The cost of real estate is often THE major economic commitment of a firm and a significant percentage of its operating expenses. Yet, some firms will put less management thought and analysis, preplanning, and implementation into a relocation process than they do in selecting a piece of equipment at a fraction of the cost.
All too frequently, clients begin a market search for new space or build-to-suit opportunities without any real understanding of their current facility utilization or the true costs of that facility.
A real grasp on why or how much new space is needed is therefore critical to the process. Budgets for the anticipated real estate cycle simply cannot be forecast if facility requirements are not accurately estimated.
We will guide you step by step through negotiation and, if desired, help supervise final move-in, giving your company the confidence that the facility relocation will not distract the management’s focus on running the company’s day to day operations during this process.
